When In Doubt, Use Black Pen

It looks like my post has been reduced to once a week lately. One of the factor is because we have cut-off our home internet connection line to get ready to move in to our new house. Secondly, I am so occupied with work and travelling. I could not find the time to sit down and write some 'rubbish of the day' to be published using office line :p

Talking about moving to our new house, the good news is that, we are allowed to move-in beginning next Monday yippie! I had been containing my excitement for weeks, and we dropped by to the house once a week, as if worried that we won't be seeing it again the next time haha! Of course we are on temporary renting basis for a start, and it will end when the bank disburse the final payment to our seller.

We had a good start when we were initially finalizing the agreement for the purchase. However, there were some hiccups that we went through along the way. For example, we only knew before handing over the 3% booking payment that we were not able to submit our EPF withdrawal until the Consent To Transfer is received from the Land Office. The reason is because the house is under Leasehold title. We scratched our head on how to come up with the balance 7% of the downpayment since the seller insisted on having it within 2 weeks time, and the Consent To Transfer might even take 3 months! Thank God we managed to pull through by gathering our meager resources at the nick of time.

Besides that, in our excitement having found the perfect house, we forgot to ask bank evaluation on the property, as we thought they will be conservative and will follow the market price. Instead, all the bank evaluate the house much lower than the actual market value by using a very standard benchmark for a single storey house, without even visiting the place, looking at the property, and knowing how much one is willing to pay the for that particular house. Also for them, the worst the economic trend, the lower evaluation they will be willing to give (instead of offering lower margin). All the while, we assumed that the market value means the indicative price stated and the price others paid, or will pay for the other available units. Sadly, that was not the case. It was really a big lesson for us in the future.

The latest one was that, our first application for the Consent To Transfer was rejected, out of all things, because we had used blue pen instead of black. Nowhere in the form saying that it has to be in black *roll eyes*! Can anybody tells me what is the reason for this fuss anyway? If one signed their marriage certificate using blue pen, does that make the marriage invalid?

Hahahha good la... hope you'll post about your new house... I pula tak sabar nak see you pindah... nak wait my Hun pindah to another new unit, lama betul... hilang already the excitement me to move out... =P

And sometimes, they say cannot use ballpoint pen! Where got people use fountain pen these days? Have to buy those liners...and usually expensive! Kacau only... Real nuisance!

yala.. so outdated.. for the sake of 'fault finding' maybe.. may be it'll make their day to see people coming to their feet appealing for things :p

when it comes to pen, i'm really bad at those fountain or 'wet' pen, i can make a big mess all over the paper. it really makes me wonder how those fountain pen fan handle it very well?

Haiyah.. If you listen to me sighing.. You'd get bored by now...

It took me 3 months to get my boss to allow me to move, one month to settle the amenities, and now when everything is in place, SESCO pla buat hal saying have to do this and that.

Troblesome la staying in government house, but what to do, cheap rent=crappy service.

Want to get my own place by 2010...and coz of that, I won't furthur my studies. Sorry dad! hehehe

yaaa... exactly... they can't stand thing to be efficient, swift and simple. who wants to see their table free of cluster anyway? the higher the pile, the busier you look like aharks!

Where is your house actually? If it's in KL, I can help u since I'm working at KL Land Office.

As in KL Land Office, the form we use for Consent To Transfer (Borang 17) is flexible, u can use blue pen or black pen. But for form Memorandum of Transfer (MOT) or legal term we call it Borang 14A, everything on the form MUST be written using black ink or black pen. It is stated clearly in our National Land Code.

I think your lawyer are very well versed with all these procedures and should have advised u in the first place coz my lawyer did remind me to use black pen though she knows that I'm working with the Land Office. This is not a nuisance or to make things complicated as it has legal impact if anything arises later. Or else it wont be stated the National Land Code (Kanun Tanah Negara)

siti, what difference does it make, i think that's the main point. put aside the national land code. why it was put in the code the first place? give me a better reason, technically speaking, and i will accept hehehe..
